  • RRA Information Sheets

    As we approach 31st May everyone is encouraged to make sure they have served these information sheets to all tenants.

    Version 5.003.408 has lists for those who sent by RMail.

    You only need to have ‘served’ the information sheet so the receipt is not strictly necessary. But please make sure that if you have tenancies in “RMail not delivered” or “Rmail sent but no acknowledgement” you deliver the Info Sheet by some other method.

    Again, if you have proof the information sheet has been delivered to any one tenant in a tenancy, “Jointly and Severally” means it can be considered as served on all the tenants in that tenancy.

    TfP say : The legal position on notice service is that service to any one of the joint and several individuals is effective service on “the tenant” as it is reasonable to presume that the one who gets it will tell the other individuals.

    Nevertheless, if it wasn’t delivered to any one tenant, you may wish to serve by some other method to prevent any questions in the future.

  • Guarantors

    The new APT from TFP does not include any guarantor obligations. Instead, there is a new document the “Guarantor’s Agreement”.

    Quote from TfP :

    This is because of a court case, Wingfield v de St Croix 1919 where it was held that a guarantor on a periodic agreement had the right to give “reasonable” notice. What we have now done is make the guarantor separate agreement and for a fixed term, including agreeing for rent increases of up to 10% per annum.

    We feel this is the best available option for guarantors in the new world and the guarantor is not able to give notice during the 5 years and you don’t have to get their approval every time you want to increase the rent.

    The APT package now includes this new document but it will not be used if the tenancy has no guarantors.

    If you print the APT as a document rather than in a package, Rentman will automatically generate the Guarantor’s Agreement if there are guarantors on the tenancy.


    Version 5.003.412 of Rentman will automatically update your documents and the APT package.

  • AI

    Someone once said lasers were a solution looking for a problem.

    I’m feeling the same way about AI right now. That and the security risks it brings. e.g. https://www.theguardian.com/technology/2026/apr/29/claude-ai-deletes-firm-database

    As you know Rentman uses AI to check grammar, enhance photos, write property descriptions and the like.

    The important thing right now is not to give AI free access to your data so we’re working on feeding filtered read-only views of the data to the AI built into Excel and PowerBI.

    We’re also working on Rentman.online feeding JSON to a local (android/iPad) AI agent – again fresh data but “offline” in that AI is not connected to your live database.

  • RRA (what else?)

    As predicted there will be tweaks to the wording of the new APT; i’ve made some already but TfP are promising more. I would recommend updating all documents again on Friday morning (including the Deposit Scheme prescribed information snippets).

    Version .383 of Rentman has the new Section 13 (Form 4A) for rent Increases.

  • RRA Information Sheets

    A reminder that you have until 31st May to send these information sheets and Rentman will keep track of those you’ve already sent using Rentman.

    So you don’t need to send all at once at 9am on Friday.

    It would be safer to stagger sending as much as you can to prevent emails being flagged as spam and IP addresses and email servers becoming blacklisted.

    ** Update : A reminder that if you use the new RRA Information Sheet required list and the ‘Send’ button to serve these notices by email or Rmail (see https://rentman.blog/2026/03/26/prescribed-information/) , Rentman will record both the email being sent and its receipt in the journal .

  • Section 8 – Form 3A

    Version 5.003.380 has the new Form3A for repossession and a few minor tweaks to the screens to make it easier use.

    This is best sent using Docusign or RSign from within Rentman as it requires a signature and proof of it being sent.

    It is issued by, and in your name, the agent. If anyone requires that this notice be issued in the landlord’s name (with signing by the landlord etc) please let us know. There’s no reason in law why you would want that but…..

    As always, Rentman generates and sends the finished document using information you’ve already entered.

    This version also includes new documents and wording for prior notice of grounds 5 and 4A.

    We’ll get a training video released later this week.

  • Vacant Possession

    The new APT from TfP has a heading

    This tenancy agreement is subject to any existing tenant and/or, any other occupiers, vacating the Property and the Property still being available to let, for example, including but not limited to, being damaged by fire or flood. For the avoidance of doubt in any of these circumstances this tenancy agreement will not take effect.

    Which means my earlier concern about not having the landlord ‘enter into’ the agreement before getting vacant possession is bypassed.

    You can have everyone sign as soon as is convenient, receive the rent and then if previous tenants don’t move out… the new agreement does not take effect.

  • A reminder if you use MS Outlook

    The new webified version of Outlook does not work with Rentman; don’t let your IT people update you before talking to our support line about alternative configurations.

  • Complete documents

    TfP have now released their complete document pack and we shall be incorporating them within Rentman and releasing over the next few days.
